Issuance of a Site Map for Land, Units, or Villas
This service is used when designing a plot of land to obtain the necessary approvals for construction from the concerned authorities or later to modify the design or planning. The map (or site plan) shows the location, boundaries, dimensions, zoning, and other important details such as total building area, green spaces, parking, etc:
A copy of the title deed (for land, unit, or villa).
Passport copy for non-residents and Emirates ID of the owner.
For companies, a copy of the company’s trade license.
Notes:
First, an update of all owners’ data must be completed before applying for the map. The application must be submitted during the working hours of the Dubai Land Department. In cases where the property is owned by a company, additional proof of relationship with the company (such as a certificate) may be required. The applicant must appear in person with the original Emirates ID (or passport for non-residents);if acting by POA, the POA must be attested. There are different types of maps depending on whether the land is under the jurisdiction of the Dubai Municipality or not, and the fees vary accordingly. Fee details are provided (e.g., fees for non-municipal land, unified map fees for land under Dubai Municipality, fees for units and villas, etc.).
