Documents Required for Ejari Transactions

1. The original tenancy contract (the unified form with all accurate data – including the land number as per the title deed, the correct DEWA premises number, the exact annual rent and contract value as per the contract period, and the tenant’s name must be one name only, which will be registered in Ejari).
2. A copy of the landlord’s passport showing the signature page or a two-sided copy of the Emirates ID.
3. A copy of the property plan or title deed (if there is any change in the owner’s name, or if the owner is an heir).
4. (For company tenants) a copy of the trade license or initial approval with trade name registration, along with a commercial name reservation if required.
5. (For individual tenants) a copy of the tenant’s passport (for non-residents) along with the visa page, and the Emirates ID.
6. In case of a Power of Attorney, the POA must be provided along with a copy of the passport with the signature page and visa page of the attorney (if the POA is issued abroad, it must be attested by the UAE Ministry of Foreign Affairs within the UAE).
7. A copy of the applicant’s Emirates ID is required; the applicant must be either the owner, the tenant, or a first-degree relative with proof of relationship. In case the applicant represents a company, the applicant’s name must appear on the trade license or be a designated company representative, along with a copy of their Emirates ID.
8. (For company representatives) A copy of the applicant’s Emirates ID, a letter of authorization from the company if the applicant’s name is not on the trade license, and the company’s trade license.
